Homes for independent living

Homes for Independent Living (HFIL) provide people over the age of 60 with easily managed homes that allow them keep their privacy, dignity and independence.

We operate eight Homes for Independent Living schemes with around 300 units for people in Gillingham, Twydall and Rainham. 

Accommodation is completely independent and there are a number of studio flats, some one-bedroom flats and one-bedroom bungalows to choose from.

All accommodation has 24-hour emergency cover via the community alarm service (Medway Lifeline) plus the added security of a Scheme Support Officer who can organise a whole range of services to help residents (but will not provide nursing care).

Guest Rooms

A guest room is available for relatives and friends to stay for a nominal charge (ranging from £8 to £12). Reservations are made via the Scheme Support Officer.

The Scheme Support Officer will be able to:

  • Help residents live independently while ensuring that their lifestyle is comfortable, enjoyable and secure
  • Complete an assessment with residents to identify their support needs
  • Liaise with outside agencies such as social or health services
  • Help with budgeting and financial management
  • Help understand the rights and obligations of residents tenancy
  • Encourage and enable residents to organise social events and promote resident involvement

The Scheme Support Officer cannot:

  • Clean the inside of residents' accommodation
  • Take over from family, relatives and friends to give the support and care that they can provide
  • Provide any form of care or nursing service
  • Give medication
  • Collect, handle or manage residents' money
  • Shop for or cook for residents

The responsibilities of residents

It is the residents' responsibility to:

  • Pay their rent, service charges, support charges, council tax, water rates, and other utility bills
  • Report repairs or general maintenance needed to your property directly to housing services
  • Inform Scheme Support Officer if they wish to keep any small pets
  • Ensure that they themselves or any of their guests do not smoke in communal areas
  • Not to fit any extra door locks or chains to their front door
  • Inform their Scheme Support Officer if they will be away overnight or for an extended period of time
  • Notify the Scheme Support Officer if their next of kin is going to be away for an extended period of time and if they have any new or alternative contact details
  • Comply with health and safety regulations
  • These units cannot be purchased under the right to buy or right to acquire schemes, and tenancies can only be succeeded by a spouse or civil partner and not by any other family members.

Supported housing

The Supporting People programme helps vulnerable people to live independently in their accommodation.
